This is a contract for the sale of 50 acres of land (that Charity previously purchased from her aunt and uncle, John & Olive Greene, on 4/5/1848 for $675) from Charity Claydon to James Wilson for $1200 on 3/8/1860.

WARRANTY DEED

This Indenture, Made this Eighth day of March [April 1] in the year of our Lord one Thousand eight hundred and Sixty BETWEEN Charity Claydon of Greenfield, Saratoga County, New York, of the first part and James Wilson of the town of Malta [Hoboken Troy NY] County and State aforesaid

Witnesseth, That the said party of the first part, in consideration of the sum of twelve hundred dollars to her duly paid, have sold, and By these Presents, do grant and convey to the said party of the second part his heirs and assigns, ALL that certain tract piece or parcel of land situate lying and being in the town of Greenfield aforesaid, being the north moity or half part of lot number three of the smaller lots into which lot number three of the smaller lots into which lot number two of the subdivision of lot number two, of the smaller lots, in lot number eleven in the twenty second general allotment of the Patent of Kayaderossas is subdivided and is Bounded as follows (viz) Beginning at the north west corner of lot number three at a stake and stones, thence north fifty five degrees and thirty minutes east, forty chains and seventy links [2686.2'] to a stake and stones standing in the west bounds of lot number twelve of the subdivision of the twenty second allotment of said patent, thence south eighteen degrees and twenty minutes east, twelve chains and fifty links [825.0'] to a stake and stones, thence south fifty five degrees and thirty minutes west, forty chains and seventy links [2686.2'] to a stake and stones, thence north eighteen degrees and twenty minutes west, twelve chains and fifty links [825.0'] to the place of Beginning containing fifty acres of land be the same more or less.

With the Appurtenances, and all the Estate, Title and Interest therein of the said party of the first part. And the said Charity Claydon doth hereby covenant and agree to and with the said party of the second part his heirs and assigns, that the premises thus conveyed in the Quiet and Peaceable Possession of the said party of the second part his heirs and assigns will forever Warrand and Defend against any person whomsoever, lawfully claiming the same, or any part thereof.
